When there is a need for additional space, many astute homeowners survey their current homes and figure out methods which will permit them to use the existing structure to create the needed extra space.  One such method is to convert a completed garage into a habitable and functional area. Garage conversions are the ideal choice for the homeowner who requires an extra bedroom, office or living space. In cases where homes are not built with dens or basements, it is often a practical and cost-saving choice to transform an existing outdoor building, such as a garage into a liveable space.

Homes which have double garages are often excellent choices for conversions, as the space offered by a double garage means that a bigger living space becomes available. For instance the wide space of the double garage can be used to create a bedroom with an en-suite bathroom and in some cases, the added space can allow for a small living area, or kitchenette.

What makes such conversions a practical option is that the structure of the garage already exists, which means that very little build work needs to be done, save for the portioning off of areas within the area. If a bathroom or fitted kitchenette is going to be included in the renovation or transformation of the garage, the project will need to include plumbing, as well as electrical work. Floor covering will also need to be factored into the adaptation, along with the small amount of building work that is needed to remove the garage door (if necessary) and the cost of materials and labour to cover the garage opening.

Even though a lot of home buyers seek homes which have either single or double garages, if a garage conversion has been skilfully done, and a functional space has been created, most home buyers will find the conversion to become a focal selling point of the property.  More than just improving the resale value of the property, if the created space allows, an extra income can be generated through rental of your converted garage.
